Get a Qualified, Professional, Certified Home Inspector
Many states require licensing of home inspector, however this is a one time event, with minimal yearly professional requirements to maintain their license. Look for a home inspector that has to maintain stringent, professional skills associated with belonging to a national home inspection organization. We recommend NACHI®, for two reasons: 1. Unlike other organizations, money isn't the first requirement to join. NACHI® require all candidates to pass an exam before they can even apply. 2. NACHI® requires all their inspectors to complete some of the highest standards of education to maintain their membership. Yearly exams, and additional educational hours must be obtained to further enhance their inspection skills. Ask your Home Inspector Questions.
1. What professional home inspector organization do you belong? Like we suggested, NACHI® is the best.
2. What are your yearly educational requirements? Don't a home inspector that 'qualified' in the 70's and has 'outdated' information.
3. What is the turn-around time for home inspection reports. Many inspectors will have an online accessible report in 24-48 hours, and will produce, and deliver, hard copy reports in a few days, if asked.
4. Ask for their home inspection list to check, it's usually called "Standards of Practice". Read it, this is their work list for performing a complete home inspection. Many home inspectors exceed what is 'required', but reading their home inspection check list, will give you an idea who is performing a more professional real estate inspection.
5. Ask if they carry insurance. One measure of true professionalism is that the home inspector is so confident in their work, they back it up with insurance. Many insurance companies have higher standards of inspector qualifications than states do, so having proof insurance can help ensure your home inspector is very qualified. |

Home inspections can be very complex, and sometimes clients have specific questions about the home inspection process, or about parts of the home. To better answer these, it is very important for you to attend the inspection. Understand you have contacted the home inspector to inspect the home, and a finite amount of time and resources are dedicated to performing the real estate inspection, but many home inspectors don't mind asking questions or showing what they are looking at.
