Professional Home Inspector?

In the state of Pennsylvania, there is no state licensing of home inspectors. Is this a problem? NO. Pennsylvania has set rules for home inspectors to be obligated to their trade through 'guilds', Pennsylvania Recognized Home Inspection Governing Organizations. If the organization is Pennsylvania recognized, they hold their members to strict set of rules, and your home inspector operates by these rules, then they are 'safe' for performing home inspections.
 
At ABC Inspection Services, we understood the reasoning behind these rules. Licensing, through fees, often creates higher costs of doing business, which must be passed on to the client. Often this leads to smaller resources for clients and could prevent new inspectors from entering the industry. A creating of the "Good Ol'Boy Club."
However, ABC Inspection Services, wanted to expand their services beyond just being just Professional Home Inspectors, to other ancillary inspection services. Many of these require licensing, Radon, Termite, etc. This is what we learned, and want to share with you about choosing a Professional Home Inspector.
 

Ask your Professional Home Inspector these questions:

  • Are you a Pennsylvania Licensed Radon Tester?
  • Are you a Pennsylvania Licensed Pesticide Applicator?

 

If not a Pennsylvania Licensed Radon Tester, they cannot do legal radon testing, without outsourcing the job. If they are not a Pennsylvania Licensed Pesticide Applicator (An "Exterminator"), they truly call themselves qualified to investigate and identify wood destroying insects, like termites.

If you professional home inspector has never tried to obtain a licensed to perform inspection typically performed with a general home inspection, ask yourself Why? Not why they haven't, but why are you even considering them? If they don't upgrade their services through personal education and achievement, they shouldn't get your money.
